It will email you once a month (or more if you choose) and it will tell you the average days on the market, average price, what houses around you have sold for, and what the houses around you are priced at. Crazy Cars. Check Out These Crazy Concept Cars!!!

I know this post is not related to Real Estate but I could not help but to blog about this. Check out these crazy cars....

The Six Wheeled Covini-C6W

This car is headed to production with-in the next year. It has been in creation since the 1970's. They say with four wheels in the front drivers are better able to handle the car in turns, with blow outs and it can take corners faster. This one is a little overboard for me but I am sure some professional athlete needs another car.

The Bug Limo

Would you let us show you houses in this "Bug Limo"? I usually like my limos to be big and spacious. But I guess with the oil crisis this would be the most efficient. I wonder how many clowns this bug would hold??

***Yet another pointless blog by Brad. Remember my disclaimer... I can not spell and I have horrible grammar. So, unless spell check catches it, I think it's spelled correctly. ***

Interest Rates are low, looww, looowwww....

Calling all HOME BUYERS! What are you waiting for? Rates are at an all time low. Everyone, including the media (which is finally right about something), is saying we are in a buyers market. So, take advantage of it. Get all time low rates, under value homes, and steals on great properties. You couldn't have made a more perfect storm for buyers if you tried.

Calling all HOMEOWNERS! It doesn't matter if you have been in your home 90 days or 90 years, you need to look at refinancing. I have only been at my house for two years and I hopefully (fingers crossed) will be able to take my rate from the high 6%'s to the middle 4%'s. This can keep money in your pockets when you most need. Usually you get to skip a months payment when you re-finance, and closing cost typically don't cost more than one months mortgage payment. So you can get a lower payment and still not spend anymore money than you would have. Seriously, take a look at doing this.

If you need us to recommend a good lender give us a call, if not at least look at it for your benefit.

***Disclaimer. This post was written by Brad. He cannot spell or use punctuation correctly. That is why he does all of the computer and marketing stuff. So if you see any grammatical errors it is a reflection of his education not the Teams'.***

Sometimes You Just Need Some Paint

Over the years we have seen some of the most beautifully decorated homes in Columbia. We have seen some color schemes and decorating styles that most people would never think goes together, but often times color schemes coupled with their personal belongs will make everything blend together. What happens when someone moves out of their home and takes all of the pretty stuff? We are left with paint colors, wall paper and faux paint that will make a buyer cringe. Take a look at what a little bit of paint will do...

Dining Room Before
Take note how the gold flakes in the paint match the chairs and light fixture

Dining Room After

Family Room Before
Note how the dark furniture compliments the dark molding around the room

Living Room After

We are not knocking peoples decorating choices. However, buyers want to see how their stuff will fit into the perspective house. It's said that only 10% of buyers can do that, so it is our job to do a little painting and staging to get the buyer to buy. Contact us if you have any questions on how to get your home in "buyer" ready condition.

Hope for Homeowners Program

This is a program for borrowers at risk of default and foreclosure. It provides a new 30 year fixed rate mortgage that are insured by the Federal Housing Administration (FHA). This program can help homeowners refinance their mortgage into a more affordable payment. The lender and borrower must agree to participate in the program. It will end September 30, 2011.

A few factors in determining eligibility are:

  • The home is your primary residence, and you have no ownership interest in any other residential property, such as second homes.
  • Your existing mortgage was originated on or before January 1, 2008 and you have made at least six payments.
  • You are not able to pay your existing mortgage without help.
  • As of March 2008, your total monthly mortgage payments due were more than 31 percent of your gross monthly income.
  • You certify that you have not been convicted of fraud in the past 10 years, intentionally defaulted on debts; and did not knowingly or willingly provide material false information to obtain existing mortgage(s).

Homeowners should contact their lender or a housing counselor to learn more about their options. If you need a couple of names of lenders, give us a call and we can help you out.
